Spine leaning; two pinpoint spots of foxing to lower margin on verso of front endpaper with corresponding offset to title page. In dust jacket with splits at spine, the rear spine edge is split save for 1.5"; front edge split 1.5" each end with a clean horizontal split 2" up from the bottom; 2" closed tear jacket rear from lower spine to bottom edge; some loss at corners; moderate soil, and adhesive shadow lower front spine corner. Preseved but fragile in mylar wrap.
The setting is San Francisco, for this charming period piece about Florence's wonderful grandmother Grossie at the turn of the century, when theater going was of the Devil, and so were drinking and smoking, etc.
